Damages

In the event of damage or faults in your home, contact our office or a service company immediately to have it repaired. You can find the details of the service company on the notice board of the building.

The landlord will charge the tenant for the costs of negligent damage to the property, poor maintenance, smoking inside or other untidy conditions. With the new leases, all our properties now have a ban on smoking inside the apartments.

Fixing to the Walls

You can reasonably put paintings, mirrors or lamps on the walls, but you need permission from the landlord for the bigger things example assemble TV directly on the wall, and you must also be prepared for the cost of restoration after you move out. Permission must also be asked before any other than minor holes or alterations and be prepared for the possibility of repair costs later on. For example, fixing Ikea’s Lack shelves is no small matter.

Laundry

You should dry your laundry in the drying room of your house to prevent moisture from damaging your home.

Pests

Sometimes there may be insects or pests in the dwellings that can be a nuisance. If you notice any, contact your landlord or maintenance company. Pests can be avoided by regular cleaning, basic hygiene and regular removal of waste.

Electrical Equipment

The tenant is responsible for the maintenance of electrical equipment, such as

  • Replacement and purchase of lamps, fluorescent tubes and igniters
  • Testing of residual current devices (if there is a residual current device on the electrical panel in the apartment)
  • Re-installation of ceiling sockets for disconnected luminaires when moving out
  • Regular cleaning of the condensation trays behind the fridge and freezer
  • Cleaning the defrost water pipe in the refrigerator
  • Cleaning of cooker surfaces, oven and oven shelves and replacement of oven bulb

Water and Sewerage Equipment

To prevent water damage, water and sewage systems must be kept clean, remember at least

  • Cleaning of sluice gates and floor drains
  • Cleaning the nozzles of taps
  • Purchase of a sink plug
  • Connecting and unplugging the washing machine (if necessary)
  • Connection and unplugging of dishwasher (use a professional installer)

Ventilation

Taking care of the ventilation in your home is important both for the equipment and for your own health, so remember

  • Cleaning exhaust and supply air valves
  • Cleaning the grease filter and replacing the bulb of the extractor fan or hood
  • Cleaning and seasonal adjustment of the replacement air valve in the window or wall

Doors and Windows

The care of doors and windows is the responsibility of the tenant, so please note these

  • Cleaning of windows and blinds
  • Installation of blinds (to be carried out by a professional fitter and left in the apartment free of charge)
  • Lubrication of hinges
  • Door louvre and chain fitting (to be carried out by a professional fitter and left in the house free of charge)

Balconies

If you have your own balcony, remember to remove snow and take care of the balcony, balcony windows and drainage holes cleaning.

Outdoor Areas

The tenant is responsible for the outdoor areas of the premises they rent, which may include.

  • Snow clearing, sanding and cleaning for your own apartment (in terraced houses)
  • Lawn and shrub maintenance for own dwelling (in terraced houses)
  • snow clearing and cleaning of the parking space for the own parking space
